Client Protections & Guarantees

We stand behind our service, and therefore we offer the following guarantees on our services and protection programs to our clients.

30 Day Rental Guarantee

We guarantee that we will place a quality resident in your property within 30 days of the property being listed for rent, or we will waive two months of management fees. The last thing we want is to have a property sit on the market for 60,90, or even 100 days. As this is a major concern for many of our clients we have implemented our 30 day rental guarantee. We guarantee that we will find the right tenant for your home within 30 days from the list date or your monthly management fees for the 2nd and 3rd month will be FREE. Now, we must insist that you allow us to choose the rental price.

Our conditions for the 30 Day Rental Guarantee:

  • HomeWorks will set the rental price
  •  HomeWorks has the final say on the Rental price
  • The home must be vacant
  • Must allow approved pets (Maximum of 2)
  • The home must be otherwise ready for tenants

Pet Protection Guarantee

For no extra charge to owners, we guarantee your home will not be damaged by any approved animal. When we allow a pet into a home, we have vetted that animal almost as much as the tenant. At HomeWorks Property Management, we like to deal with hot-button issues before they become problems. So, we screen each pet, charge a reasonable fee, and guarantee that you (the homeowner) will not pay out of pocket for pet damage.

  • We pay for any damages exceeding the security deposit caused by an approved animal.
  • We screen each animal.
  • $1,000 of included free coverage.
  • These fair wear and tear standards are in accordance with the
    Maryland State Property Code (Maximum Amount of Claim will not exceed
    $1,000.00).
  • This program is designed to cover specific animal damages exceeding the Security
    Deposits that fall outside of the Home Owners Insurance policy and excludes fair
    wear and tear.
  • Any collection efforts under this provision become the
    sole responsibility and ownership of HomeWorks Property Management Limited Liability Company.
  • This excludes any Service Animals per the Fair
    Housing Guidelines

Resident Guarantee

This is something we have done for some time now! We stand behind the Residents that we place in your property. We will place a new Resident for FREE if we have to evict them in the guaranteed time in your plan.
Now, the only exception would be a federal military relocation, which is out of anyone’s control, but outside of that we guarantee your tenant will stay for the guaranteed time in your plan, or we will find a replacement for equal or better rent at no additional charge.
