Pet Policy

Overview
HomeWorks Property Management welcomes responsible pet ownership and offers many pet-friendly properties. This policy applies to all applicants and residents of single-family homes, condominiums, and multifamily rental units managed by HomeWorks.

  1. Pet Approval & Screening
    All pets must be screened and approved through our screening partner prior to occupancy. The pet screening includes behavioral history, breed verification, and vet documentation. Approval is at the sole discretion of HomeWorks.
  • A maximum of two pets is permitted per household.
  • An online pet profile is required for each pet. 
  • A non-refundable application fee applies and is payable directly to our screening partner.
  • Pet rent will be charged monthly per pet.
  • If an unapproved pet is found in the unit, back-charged pet rent will be applied retroactively to the move-in date.
  1. Breed, Age & Weight Restrictions
    The following breeds (full or mixed) are prohibited, due to insurance limitations:
  • Akita
  • Alaskan Malamute
  • Doberman Pinscher
  • German Shepherd
  • Husky
  • Pit Bull
  • Presa Canario
  • Rhodesian Ridgeback
  • Rottweiler
  • Shar-pei
  • Stafford Terrier
  • Wolf hybrids 

Also prohibited:

  • Any dog with known vicious tendencies or a history of biting.
  • Dogs under one year of age.
  • Ferrets.
  • All reptiles, amphibians, rodents, and birds must remain caged at all times.
    Dogs over 50 lbs (not listed above) and cats are reviewed on a case-by-case basis. Final breed classification will be determined by HomeWorks.
  1. Health & Behavior Requirements
    All pets must meet the following standards:
  • Up-to-date immunizations, including rabies and distemper (proof required annually).
  • Spayed or neutered, unless medically exempt.
  • No excessive barking.
  • House-trained and well-behaved in common areas.
  • Leashed at all times when outside the unit.
  • Cleaning up after pets is mandatory in all outdoor and common areas.
  1. Service Animals
    Per the Americans with Disabilities Act (ADA), service animals are not considered pets and are allowed without fees or breed/weight restrictions. A Service Animal Profile must be completed. Documentation confirming the animal’s task-training may be requested, as permitted by law.
  2. Emotional Support Animals (ESAs)
    Under Fair Housing guidelines, ESAs are permitted with proper verification. An ESA Profile must be submitted through PetScreening.com.
    There is no fee for assistance animal screening. Documentation may be reviewed for legitimacy and compliance.
  3. Violations
    Violations of this Pet Policy—including unauthorized pets, falsified documents, or behavioral incidents—may result in:
  • Lease violations or fines
  • Immediate removal of the animal
  • Termination of tenancy
