We ask for documentation from your current property manager. This will include the lease, the lead certification, keys to the property, the rental ledger, the tenant’s application, Move-in reports, outstanding maintenance issues, resident contact information. Obviously, these are things your property manager should have on file. We also talk about the security deposit and ask if it will be transferred to us or if it will be handed over to you as the property owner.

Scheduling an Inspection with Your Baltimore Property Manager

Once we have everything in place and all of the correct contact information for the tenant, we schedule a time to go to the property and conduct a walkthrough. This is an opportunity for us to introduce ourselves and conduct an inspection of the property. We want to make sure everything is in good working order. We also talk to the tenants about our rent payment procedures. Tenants can pay online or at a 7-11 store, if they need to. Or, they can mail in a check if they prefer.

Our inspection is a thorough one, and similar to the quarterly inspections we normally perform. You’ll get a copy of our report with pictures if the tenant doesn’t object to us taking pictures of the home.
